Step 1: THE INITIAL CONSULTATION
Meeting at the project site to:
View the space and existing conditions
Discuss your remodeling objectives and priorities
Discuss possible design concepts
Review methods for determining a preliminary budget
Establish a budget
Review the RRI process
Get approval to proceed with Step 2 and set a followup appointment
Cost: No Charge
Step 2: PRELIMINARY DESIGN
Return to project site to measure and document existing conditions in the effected work area
Take photographs of existing spaces
Inspect capacities of existing HVAC, plumbing, electrical and structural components
Draft scale drawings of the existing conditions
Check for any restrictions
Zoning
Neighborhood/ HOA easements
Develop new design variations including possible cabinet and furniture layouts
Prepare detailed preliminary estimate
Prepare Design Plans, Elevations and 3D Perspectives
Present and review Preliminary Designs and Estimates
Markup Preliminary Designs based on review feedback
Cost: $800-$3000 +/-
Step 3 DETAILED PLANNING AND CONSTRUCTION DOCUMENT PREPARATION
Revise and Refine the design
Determine size/ locations of rooms
Place and size doors and windows
Make necessary adjustments to plans and elevations
Develop Kitchen & Bath details
Refine exterior elements and materials
Have on-site meeting with all major trades including Project Manager, Lead Carpenter Plumber, Electrician, etc.
Assist with material Selections
Material selections (millwork, tile, hardware, countertops, etc.) to be made via internet based catalog selections and alliance partner showrooms
Check status and make necessary adjustments
Develop detailed working drawings and specifications to be used for pricing and permits
1/4″ floor plans/ elevations
Prepare, review Comprehensive contract including price, starting and completion dates, schedule of progress payments
Cost: $1800 to 7% of projected construction cost (credited toward the total contract amount)
Step 4 CONSTRUCTION
Permits/Bonds
Permit drawings prepared and submitted
Utility Location Confirmation
Insurance
Review and adjust Homeowner insurance needs – Builders Risk
Prepare and Review Project Schedule showing:
Starting and completion dates
Sequence of activities
Target/Milestone dates for Crital tasks
Order dates for long lead items
Delivery Dates for Owner Furnished Items
Building Inspection Dates
Weekly meeting with the Project Manager
Communicate impressions of work efforts, condition of job site, accessibility adjustments, important scheduling issues, upcoming events, status of upcoming deliverables
Review Payout Requests and collect progress payments
Project and Site Management
Thorough dust protection
Staging areas for dumpster, material storage, fabrication areas, subcontractor parking
Lead carpenter on site
Coordinate subcontractors and inspections
Final walk through With Owner, Project Manager and Designer to review any unfinished details
Cost Contract Price (paid in progress payments)
